Agents book the walk-through themselves

The auctioneer takes a morning to walk the house with you. Pricing a staging still wants your eyes on the rooms, so the visit books and the quote follows.

Smart scheduling

Install and collection, both in the diary

A staging is two van days some weeks apart. Both go in the diary the day the job is confirmed, so the collection is a booking rather than a note.

The hire, with a truck day at each end of it.

The furniture goes out for a period and comes back on a date somebody else's sale decides. Both truck days go on the board the day the job is won, so the collection is a booking rather than something you hope is remembered.

A four-bed dressed from empty for viewings.

Three ways to dress the same house: soft styling over the vendor’s own furniture, the living rooms and main bedroom, or the whole house from empty.

  • Priced by the period, not the visit

A month and six weeks are different figures, because the hire is what you are selling. The dates you quote are the dates the job runs.

  • Room by room, so the vendor can see it

Beds, sofas, art and styling are their own lines, so when the agent asks you to bring the figure down you both know what comes out.

  • Sent before you leave the drive

The quote goes from the phone while you are still parked outside, which is usually before the other stager has been through it.

  • Extras priced as options · Pro

An art package, garden furniture, a fourth bedroom, another month of hire. Each one moves the quoted total when the auctioneer ticks it, so the vendor reads one figure rather than a thread.

A campaign extension, itemised and ready to send.

One office, six houses a year.

Almost every job arrives through an agent and is paid by someone who has never met you. Keep the office as the customer with each property as its own address underneath, so the whole relationship reads as one history.

  • The office is the customer

Every property you have dressed for them, what it was priced at and what is still out, on one card instead of in last year's emails.

  • The bill goes wherever it goes

Send the request to the office or to the person selling. Who books and who pays are two different people and always have been.

  • The property carries its own detail

Access, the lift window and the pieces you are dressing around live on that address, not in the head of whoever did the last one.

Built for your trade

Built for the properties you actually dress

Empty house dressed for the first viewings

A vacant house staged the week the photographs are taken and collected after the sale closes, priced across the whole hire rather than by the day.

Occupied staging over the vendor’s furniture

They are still living there and you are adding beds, art and soft styling. A shorter list, a smaller van and a very different price.

An apartment with a booked service lift

The management company runs the lift in two-hour slots. The install has to sit inside that slot, so the slot goes on the booking.

A developer’s show house

A dressing that stands for months while the phase sells, then moves to the next one. A long hire with a known collection at the end.

Sale agreed drags and the hire runs on

Closing slips by six weeks. Move the collection, add the extra hire as its own priced line, and the auctioneer is emailed the new date.

A probate house cleared, then dressed

The house is emptied before the furniture goes in. Two crew days against one property, each with its own hours, both on the same job.

Re-dress for relaunching a listing

The first run of viewings went nowhere and the agent wants it fresh. A short crew visit against furniture already sitting in the house.

Collection the week after closing

A van, two porters and a bay at the store booked for the morning, so the stock is back on the racking and quotable again.

Art and soft furnishings only

A dressed island, pictures on the walls and soft furnishings for an apartment that already photographs well. An hour, and it books like an appointment.

A booking request inside a message thread, answered with accept or decline without leaving the conversation.

The best of the stock is already out.

Staging runs out of furniture rather sooner than it runs out of days. When nothing is free for those weeks, the page says so and takes the enquiry.

A week of installs, collections and one restyle.

Four properties dressed, two coming back and a relaunch squeezed between them. One list, with the crew and the address on each, so the truck is loaded once for each of them.

Closing slips and the collection moves.

Sales take as long as they take. Drag the collection to the new week, add the extra hire as a priced line, and the office is told what changed.

  • Drag it to the new week

The collection moves on the board and the job keeps its history, so the extension is a decision rather than something found at month end.

  • The extra hire is a line, not a favour

Add the weeks to the job as their own priced line, so they appear on the invoice instead of sitting in your head until they are forgotten.

  • The office hears it from the job

The agent is emailed the new collection date when it moves, which spares you the call you would have made on Friday afternoon.

Paid before the van is loaded.

Staging is furniture handed to somebody you have never met for a month or two. Record cash and transfers by hand for nothing, or take cards on Pro.

  • Cash and transfer cost nothing

Mark the job paid when the transfer lands from the vendor or the office. That is free on any plan and it is staying that way.

  • Cards come with Pro

Send a card link for the staging and another for the extra weeks, so it is settled before the van leaves the store.

  • Split it across the hire

Ask for part when the job is booked and the rest at collection. Staged requests come with Pro and go out after the booking, not at checkout.

How far a loaded van sensibly goes.

A full van has a radius, and past it a two-crew day stops paying for itself. Set the areas you cover and the page keeps to them.

  • Draw the patch around the store

An address outside it hears so straight away, rather than the week before launch when the van is already committed elsewhere.

  • A second store, a second patch

If the stock sits in two stores, each keeps its own area and the job falls to whichever one holds the furniture.

  • The same rate across it

Inside your area the price is the price. Bookables never quietly adds anything because the run happened to be longer.

One app for the whole job

Everything you need to run your property styling business.

Scheduling

Install days, collection days and the hire weeks between them sit on one board, so the van load for next week reads as a plan.

Bookings

One record per house, from the walk-through through the install and every extension to the morning the last piece leaves the place.

Online booking

Auctioneers take a morning for the walk-through on your page. Pricing a staging still wants you standing in the empty sitting room.

Inbox

Lift slots, floor plans and photographs of the pieces you are dressing around all sit on the house rather than across two phones.

Estimates

Quote the way you price: the hire period, the rooms, the art package and the extra weeks as separate lines with the total beneath.

Customers

One office sends you six houses a year. The branch, its agents, its addresses and every staging you have done for them on one card.

Territories

Set what a loaded van can sensibly reach. A house two hours past the store should not book itself in at your city rate.

Team

Add the stylists, the van crew and the office. Everyone sees the install list, and only the people you choose see the money screens.

Payments

Cash and bank transfer recorded by hand are free on any plan. Card payments come with Pro, and the money is yours rather than ours.

Common questions.

Yes. The job runs across the whole hire and is priced by it, so eight weeks and four weeks are genuinely different figures rather than the same fee with a later end date.

Move the collection to the new week on the board and add the extra hire as a priced line on the same job. The office is emailed the new date and the extension is on the invoice.

They can, and it is the only way to see your real crew load. Each is its own booking with its own hours and crew, both sitting against the same house.

Not if the set is a bookable. Overlapping bookings against the same one are rejected at the database, so it is stopped rather than discovered on install morning.

Yes. Keep the agency as the customer with each house as its own address underneath, then send the payment request to whoever is paying. Everything you have dressed for that office stays together.

That depends on your turnover and your registration, not on us. Turn tax on per service and the rate is applied and shown on the quote and the invoice.
