Smart scheduling

Six changeovers inside one afternoon window

Each one holds its real length, so the diary stops offering a seventh and the arrival time stays something you can actually keep to.

Ten out, four in, and a late checkout.

The window does not move and there is no reward for finishing early. What you want is to shift one changeover without losing the other five.

  • Drag it, rather than rebuild the day

A party staying until noon moves one job to the afternoon, and everything else stays precisely where it was.

  • The length is the honest one

A three-bed holds three-bed minutes, so nothing books itself into a gap that was never really there.

  • Whoever is on sees it move

The new time is on their own list the moment it changes, so nobody is standing at a locked door waiting on a phone call.

Pro

The next changeover joins the round.

Half an hour in the house and forty behind the wheel is the job that quietly loses money. On Pro each open slot is scored on the driving it adds.

  • The slot that adds the least driving

Live drive times rank your open times, so a new property joins the morning you are already spending on that side of the county.

  • Matched to the patch and the hands

The address is matched to the ground it falls in and to the cleaners set up for changeovers, so nothing lands on a round with no linen for it.

  • Free sees the same availability

On Free the owner picks from precisely the same real slots and you place the job into the day yourself. The ranking is the Pro part.

A new job being assigned, with three open slots ranked by how much travel each one adds to the day. The slot that adds the least is marked best.

A flat rate per property, agreed in advance.

Owners are not after a quote, they are after a number and a date. A one-bed and a three-bed changeover are two rates sitting on your page.

  • Priced by the property, not by the hour

Every line is somewhere the owner can picture, at the rate that property always costs, which is the version that still reads well on the invoice.

  • Accepted on their phone

They tick what they want and sign it there, and the portfolio becomes booked changeovers priced at exactly what was accepted.

  • The rate outlives the phone call

What was quoted and what was agreed sit on the job, so an agent querying an invoice in November is answered with a document rather than a memory.

  • Extras priced as options · Pro

Linen hire, the turf and the fire set, a mid-stay towel drop, the patio furniture, the oven before the season starts. Each one ticked moves the total before the quote is sent.

The property remembers itself.

The door code, the two spare sets of linen, where to park. A page of knowledge per property, sitting on the job rather than in your phone.

Whoever is covering Saturday.

Somebody is off and the properties still turn. The run goes to whoever is on, with the codes and the linen counts already attached to each job.

Built for your trade

The turnover, and everything a host asks for around it

Same-day back-to-back changeover

The tightest job in the trade. Set the changeover to its true length and nothing else lands inside the window, so the arrival time is one you can keep to.

Mid-stay linen and towel change

A seven-night party wanting fresh bedding on day four. Its own short service at its own rate against the same property, not a half-attention changeover.

Linen hire and delivery

You bring the sets in and take the dirty ones away. Priced as an option on the changeover, so the owner sees the two numbers separately and chooses.

Deep clean before the season

The oven, the patio, under the beds, the press nobody opened since October. A different service on the same property, booked while the diary is thin.

Damage and breakage report

The wine on the couch arm, the missing remote. Photographed onto the thread against that property while you stand in it, rather than recalled at eight.

Restocking the welcome basket

Tea, coffee, dishwasher tablets, the fire lit and ready. Added as a priced option on the changeover, so an owner who wants it stocked is charged for it.

First clean on a new listing

A property going up for the first time and the owner wants it ready for photographs. Quoted as its own job, then the rate starts from the first guests.

Long-stay departure clean

A month-long let leaves a property needing rather more than half an hour. Booked as the longer service, so the day is planned round it rather than by it.

Covering somebody on a Saturday

One of the team is off and the properties still turn. The round goes to whoever is on, with the codes, addresses and linen counts already on each job.

Owner stays between lets

The family come down for the week and want it done before they arrive. Same property, same rate, booked by the person who actually owns it.

One manager, a dozen addresses, one account.

A manager hands them over one turnover at a time. That is a single customer with a history, not a dozen searches through last spring's messages.

And what is still owed on it.

Every turnover for every one of their properties adds up on one card, so the conversation about last month is a number rather than an argument.

Paid before the next party arrives.

The key is back in the safe, the photographs are sent, and the invoice is still a note in your phone. That is where a changeover stops paying.

  • Cash and transfer stay free

Record what was handed over or what cleared overnight against the property, on the Free plan, and that changeover sees itself out.

  • Cards come with Pro

Take the card while you are still wheeling the bins out, rather than raising it again once the month has turned.

  • The receipt sends itself

A receipt is emailed the moment the payment clears, so the agent has their paperwork for the owner without asking you twice.

  • Into your own account

The money pays out to your own Stripe account rather than sitting somewhere inside Bookables waiting on us.

A list of payments, each with the customer, reference, date, method and amount, with totals received and still outstanding.

How far a changeover is worth driving.

One house half an hour past the rest costs a morning that never appears in the rate. Draw the boundary once and let the booking page hold it.

  • Draw it rather than describe it

Claim the ground you genuinely work off real boundary lines, so an address outside it gets an honest answer the minute it is typed in.

  • A patch each

Hold as many areas as you cover, each with its own colour and its own cleaners, so two rounds never cross town past one another.

  • And the work you would rather decline

Properties with no key safe, no linen on site, a two-hour window. Ruled out on the page rather than on the doorstep.

A map with three service areas shaded over a street grid, and a list of territories beneath, each a group of counties with its crew.

One app for the whole job

Everything you need to run your short-stay turnovers business.

Scheduling

A studio and a four-bed changeover are not the same hour. Each holds its own minutes, so the round fits between the checkout and the arrival time.

Bookings

One record per property: the key safe code, the press the spare linen sits in, the bin night, the parking arrangement and what the last party left.

Online booking

An owner who took a late booking at eleven at night books the changeover themselves, at the flat rate for that size, off your genuine availability.

Inbox

The photograph of the broken glass, the question about a late checkout, the request for extra towels and the yes all sit on one thread for that property.

Estimates

Price a whole portfolio line by line, every property at its own flat rate, so an agent can see what each address costs before anybody signs anything.

Customers

An agent with thirty holiday homes is one account with thirty addresses, rather than thirty customers and thirty guesses at what you charged.

Territories

Set the ground worth crossing between a checkout and an arrival, so a cottage forty minutes out never books itself into the middle of the window.

Team

Owners see the money. Cleaners see Saturday’s round, the addresses, the codes and the linen counts, and nothing else about the business.

Payments

Cash and bank transfer you record by hand are free on any plan. Cards come with Pro, and the money pays out to your own account.

Common questions.

It does not. There is no sync with any letting platform, and a page suggesting otherwise would let you down on a Saturday. The owner books the changeover on your page like any other customer, off your real availability.

Yes. Each property is its own record under the owner or the managing agent, carrying the address, the key safe code, the linen notes and the job history, so the booking attaches to the property rather than to a line of text.

They can, and that is how most changeover cleaners set up. Each size is its own service with its own flat rate and its own minutes, so the owner picks the property and the total is settled before you see it.

You drag that changeover to a new time and the rest of the round stays where it is. Whoever is on that day sees it on their own list, and the customer is told the new time without ringing you from the car park.

One. An agent is a single customer with as many properties under them as they look after, so every changeover, quote and payment sits in one place and the payment request goes to the office rather than to an owner.

Cash and bank transfer are recorded by hand on any plan, which suits an owner settling up weekly. Card payments come with Pro, take the money on the spot and pay out to your own Stripe account rather than sitting with us.
